Top tips for success at property auctions

While there is a somewhat murky picture emerging of Britain's wider housing market, one sector which remains in unequivocally good health is that of the property auctions. A set of figures recently published by the Essential Information Group highlights the point that the market actually set new records in the final weeks of last year. The headline finding of the report was that the volume of lots offered in December increased by over 12 per cent, while the total number of lots sold rose by some 9 per cent. To put the statistics in some sort of context, the volume of lots offered and sold was the greatest ever recorded for the month of December. The public's enthusiasm for property auctions is understandable: properties sold in this market are often comparatively inexpensive, there's no chain and the sales process is completely transparent. Whether you are an investor who plans to let out the property or a potential owner-occupier, though, there are some golden rules for succeeding at property auctions. 1. Have your finances in place

If you are going to need a mortgage, it's vital that you obtain an agreement in principle for a loan from your bank or building society. There are several reasons for talking to a loan arranger as soon as possible. Firstly, if you plan to let out any house that you purchase at auction, you will find that there are new prudential rules around buy-to-let mortgages, and you will need to satisfy a lender that you fit the fairly exacting loan affordability criteria. Finally, you will typically only have around 20 days from the date of the auction to complete the transaction.

While exploring the financial issues, it is crucial to note that the Government has introduced a set of new tax measures relating to investment properties. A stamp duty surcharge on second or rental homes came into effect last April and, as of the beginning of the next tax year, the amount of relief which landlords can claim from HMRC on their mortgage interest payments will start to be tapered. You should look carefully at whether you will be affected by these changes and, if so, what impact they will have on your income. 2. Have a "dry run"

Property auctions can be overwhelming to the first timer and it is worth attending an event or two just to observe the atmosphere, procedures and the veterans at work. 3. Do your research

Once you have identified a property which meets your criteria, you need to carry out a great deal of research. Fortunately, some of the initial work can be carried out at your own desk. If you are hoping to let out your acquisition, check the current rents in the area. You will be given a legal pack by the auctioneers. The importance of having a solicitor review this cannot be overstated. As well as doing the appropriate checks on vital points like the title deeds, land registry and local authority searches, charges on the property and leases, a lawyer can make sure the conveyancing is done properly, so that your title in the property cannot be contested. These services don't come cheap, but they can save you a fortune in the long term.

4) Get the boiler checked

You should ideally get your boiler serviced every 12 months anyway, but it is even more important to get it looked out before the cold weather sets in. This is because as everyone starts to switch on their central heating, the surge in gas consumption can lead to a big increase in boiler breakdowns. Not only that but a poorly maintained boiler wastes more energy, costs more, and it also runs the risk of leaking carbon monoxide.

It might also be worth while considering changing your old boiler to a new condensing unit, which could potentially help save in the region of £200 a year (according to the Energy Saving Trust).




2) Trees

In our last post we mentioned about the importance of keeping gutters and drains cleared of leaves and other debris. This next tip will help with keeping the leaves from causing any blockages.

Keeping trees trimmed from over hanging your property's roof, will help to keep those pesky leaves from blocking the gutters and also from causing any damage to the roof if the weather gets particularly nasty. Heavy snowfall and strong winds can make tree branches snap, or even the whole tree topple over.

It may seem unlikely that a tree would fall on your property – but it does happen and it can cause huge amounts of damage. Unfortunately, there’s no foolproof method for ensuring the stability of a tree by yourself, but you can have adequate buildings insurance in place just in case.

If there’s a tree on your land that looks like it might topple in a storm, call in an arborist (tree surgeon) for advice. If it’s a neighbour’s tree or property of the council, you’ll have to write to them and ask them to look into it, as legally you can’t do anything yourself.

3) Leaky Roof

Checking your roof for potential problems could save you a lot of stress in the long run. Loose, cracked or missing tiles can be hard to spot – and, if your property is rented, it won't necessarily be something your tenants will notice.

Sorting these issues now will mean a much easier winter. Leaking roofs can cause huge damage, which can take a while to show itself.

You can survey the roof yourself from the ground, to see if anything’s obviously wrong – look out for shards of tile or grit in the gutters and on the floor. However, it’s best to get a professional in to fully survey and, if necessary, fix the tiles – as it’s a labour intensive and specialist job, which can be quite dangerous if you’re not trained to do it.

1) Gutters and Drains

In autumn, leaves and moss can collect in gutters and drains, leading to blocks. This then means that the rain water starts to overflow and runs down the walls or on to the roof. Eventually finding its way into the property causing damp and damage. Not what you want if you are selling a property, and certainly not what you or your tenants want if you are letting a property.

It is not just about clearing the gutters and drains of blockages, but also checking them for cracks and damage. As with blockages, cracked or damaged gutters can lead to damp and damage to the roof and walls of the property. Also, any loose or damaged guttering could potentially come away from the property altogether and create an even bigger issue.

So, it’s best to check over drains and gutters and have them cleared regularly. You might also want to consider investing in gutter leaf guards, to help prevent your gutters becoming blocked in future.
